The role of Acquisition Analysts is a mid-level position focused on analysing the financial and business appeal of various real estate acquisition opportunities. They conduct analytics, manage reporting, and update valuations for real estate investment funds, REITs, and other investors and developers. The analyst may work on properties such as apartments (multi-family), offices, retail, or industrial, with primary responsibilities including:

Real Estate Acquisition Analysis

Acquisition/Build-to-Suits/ Rehab/Value Add Investments

  • Review of Leases vs Seller-Provided Rent Roll and Lease Data
  • Conducting due diligence on financials, including cash reconciliation.
  • Performing financial analyses of potential investments, including detailed proformas and financial models.
  • Utilizing secondary and primary research (via phone/email) to confirm proforma assumptions and trends.
  • Reviewing appraisals and conducting Rent Roll Analysis.
  • Creating executive summaries for management, lenders, and potential investors.
  • Performing rent comparison (rent comps) based on market listings and secondary data.

Asset Management

  • Maintaining and executing complex cash flow projection models in Excel.
  • Supporting and optimizing the financial performance of real estate portfolios.
  • Preparing property sensitivity analysis and obtaining market information.
  • Engaging in Argus cash-flow (DCF) modelling, financial model/proforma conversion, model testing, and loan and partnership abstraction.

Portfolio Reporting

  • Preparing quarterly property summaries.
  • Updating valuation metrics and asset values using cash flow models.
