Monthly Activities

Ensure quick close of monthly books:

  • Bank Reconciliations - Review, resolve discrepancy and complete reconciliations
  • Review Rent Roll Reports and ensure all rental income are verified and tied back to subledgers
  • GPR Review - Review GPR report for vacancy Loss and gain/loss to lease
  • Review utility prepaid expenses, insurance and property tax general ledger for accrual and prepaid
  • Inter-company transactions are completed in its entirety
  • Detailed review of income statement
  • Review of balance sheet and schedules
  • Prepare and process in-depth financial statements

AP, AR, Payroll and Misc. Activities

Accounts Payable

  • Ensure that all invoices are properly accounted for, approved, and paid in a timely manner
  • Oversee vendor management processes and ensure disputes are resolved promptly
  • Ensure AP balances are reconciled regularly to vendor statements and any discrepancies are promptly addressed
  • Oversee month-end close processes related to accounts payable
  • Regular AP aging reports and insights
  • Monitor AR processes, ensuring accuracy and efficiency in billing, collections, and follow-ups
  • Regularly review and AR aging reports highlighting potential bad debts etc
  • Regular reports on occupancy rates, rent rolls, and collections

Accounts Receivable

Payroll

  • Payroll processed through third party software - Download reports, ensure correct posting by accountants and timely submission of payroll taxes
  • IF payroll is processed by management company - Post inter-company transactions for correct allocations of payroll expense
  • Expense Claims - All expense claims relating to the month are accounted for
  • Ensure that the month end fixed assets workbook is updated for depreciation and relevant entries are posted for the month end
  • Interest for all mortgage and other loans are posted in each properties based on the interest and long-term debt workbooks or statements
  • The GL balances for loan and interest amounts are matched to their respective schedules for the month end
